Roof Replacements

Starting at the beginning of November, we will begin a comprehensive roof replacement project. This essential maintenance endeavor is anticipated to last approximately 30 days.

The Roof Replacement Project in a Nutshell:

  1. Scope of Work: The project will encompass a total of 58 buildings within our community, resulting in brand new, high-quality roofs for the majority of our condominiums.
  2. Previous Replacements: It’s important to note that two buildings had their roofs replaced last year, which means nearly all of our buildings will soon feature upgraded roofs.
  3. Company in Charge: Roof Advisor has been chosen to carry out this vital project. They are renowned for their expertise and professionalism in roofing services.

Resident Responsibilities:

During this period, we kindly request your cooperation to ensure the smooth execution of this project:

  1. Patio and Porch Areas: We recommend that residents remove any non-essential items from their patios and porches to facilitate the roofing crews’ work and protect your belongings.
  2. Notification: Expect to find a notification on your door providing specific details about the project, including the schedule for your building.
  3. Questions: If you have any questions or require additional information about the project, please do not hesitate to contact our management office. We are here to help and assist you in any way possible.

Important Safety Notice:

While we understand that the roof replacement process may be noisy or disruptive, we kindly request that residents refrain from stopping or interrupting the roofing crews during their work. Safety is our top priority, and we trust that Roof Advisor will diligently follow all safety protocols to protect both their crew and our community.

New Work Order System

Du Page Green Management Office now has new work order system. You can request work orders using our new web portal. The new work order system is called WorkStraight. This system not only gives you the ability to request a work order, but also gives you an interface that allows you to track those work orders. It will even update you when an update has been made! Next time you need a work order head over to our new web portal and check it out!

 

2022 Roads Project

This year’s road project will begin Wednesday April, 20th and be completed Friday April, 22nd. The project will be carried out by CB Asphalt and include sections of road, some curbs, and a few parking spaces. If your parking space will be affected, you will receive a notice on your door with further instructions. Residents are advised not to interrupt the employees of CB Asphalt. Any questions or concerns should be directed to the management office.

 

2021 Annual Meeting Election Results

On August 29, 2021 The Association held it's annual membership meeting. The purpose of this meeting is to elect board members to serve the community. As with many things, Covid-19 forced the cancellation of last year's meeting. The result of last years cancellation means this year was a little different than normal. Instead of electing the typical 3 board members position; the members were tasked with electing 6 board members. Here is how that worked.

The top 3 candidates who garnered the most votes were awarded full 3 year terms. The next 3 were award 2 year terms to make up for the cancelled election last year. Here are the results.

2021 Annual Membership Meeting

The Annual Membership Meeting for Du Page Green Condominium Association will be held on Wednesday, September 29, 2021 at 6:30 PM at the Clubhouse. Please note this meeting is not open to all residents. Only Co-Owners and proxy holders will be permitted entrance.

As Covid-19 continues to afflict our community, the Board of Directors reserves the right to adjust the Association’s typical annual meeting policies. If the weather is nice, we may move the meeting to the pool deck. If the meeting remains inside the clubhouse, the Board may require that all attendees wear a mask.

The Board of Directors is hoping that the Co-Owners will make every effort to attend the Annual Meeting. Your vote is very important. Remember, all those in attendance will be entered into a drawing for a $100.00 Visa gift card or a $50.00 Visa gift card. (You must be present to win.)

If you are unable to attend, please remember to send in your proxy form. If you have any questions on the proxy process, please call the office.

Now Hiring

We are currently looking for pool attendants and a seasonal maintenance assistant.

Do you often feel like you’re missing something in life? Are you tired of being bored and broke? Have you always dreamed about the glamorous life of community maintenance? Du Page Green Condominium Association can help! We need one lucky person to work as a maintenance assistant for the 2021 maintenance season. This position does require heavy lifting. Enter now for your chance to become one of the greats!

Also have you always wanted to get paid to lay by the pool and soak in the sun for hours on in? Well you can’t do that if you work as a pool attendant at Du Page Green Condominium Association’s either! The pool and sun are still there, but you have to do other things to get paid. 🙁

Applicants must be 18+ and be able to lift 45lbs for short periods of time. If either of these positions seem fun, exciting, or just a way to get a paycheck please apply at the management office.

 

2021 Maintenance Season

Many of you may have already noticed some curb work being carried out by CB Asphalt, but that is just the beginning. The management office has lots of projects to do this year.

Road  Work  –  CB Asphalt will also be milling and paving some areas of road this year. The north entrance will be the top priority of road work, followed by a small area near the maintenance garage. This work will require some repair work to a catch basin near the garage as well.

Sidewalks and Curbs  –  Dewey has begun marking sidewalks and curbs for repair this season. The amount of repair relies on two things. The cost of concrete and the amount of money designated by the 2021 budget. This year those two numbers will afford approximately 1500 square feet of concrete.

Curb & number painting  –  Dewey has been instructed by the City of Taylor Building Department to repaint any curb located within a fire lane. These curbs must be painted red. The parking spaces and numbers will also be painted. This project will be carried out in phases throughout the spring and summer.

Porches & Fences – Several porches and fences will be replaced.

These are just a few projects that will be in the works this season. The maintenance team is hard at work to ensure the safety and aesthetics of our community.

 

Dupage Needs Workers

We are currently looking for 2 or 3 seasonal employees. Two of the positions are pool attendants. The final position is for seasonal maintenance. All applicants must be 18+. Please contact the management office if you are interested in a position. Thank you!

 

Let There be Light!

It’s done; it’s finally over. The new lights have been installed and energized. The Du Page Green Maintenance Staff will begin de-energizing some of the non-essential security lights that were made obsolete by the new lights. Dewey drove around the property last night, and said everything looks great. Remember, if a light goes out or you see any problem with the new lights, call the management office and report it.

The new lights provide ample illumination on the back street.
 

OPL Installation is Starting

Many of you will notice a couple of crews in the complex this week. These crews are going to be installing the underground wires that will power our new Outdoor Protective Lights. The machines that you see are called “Directional Boring Machines”. These machines snake a tunnel underground and pull the power wires from the transformers to the new light location.
